Located across the street from our project at 6611 Reseda Blvd., the building is a 4-story, wood construction, U-shaped courtyard scheme that is open toward Reseda Blvd. The building sits on a 2-story high concrete podium containing retail space and a parking structure. 

The massing of the building is characterized by the articulation of open and common spaces. The setback from the street of the residential portion creates a link between the public sidewalk and semi-private spaces and activities of the building, while the landscaped courtyard, deeper into the building, creates a more intimate shared space. Each unit is provided with a private balcony, which enhances and encourages the use of open space for domestic use, while creating a connection between each single unit and the surrounding environment. 

The commercial spaces along the Reseda sidewalk are distinguished by a large double-height storefront system facing the Boulevard. The sidewalk and glazed façade turn and continue into the newly constructed north alley where the residential lobby is located. The remainder of the north side, south side, and rear side feature driveway entrances. The parking structure is screened from public view. 

The elevations at the residential levels are articulated by the balconies, alternations of solid and transparent railings, and by the composition of different wall material finishes and colors. The window layout and control joints are used to dictate the rhythm of the different elements and keep them together.
