The site faces the Los Angeles River. A glass tower marks the corner of Reseda Boulevard and the river.

The residential units that flow from the corner are stepped back at the upper levels to relieve the massing facing the street and future river park improvements. Units at the rear of the site face single family homes. 

The massing is further reduced by stepping and terracing these units. Ground floor shops and retail are just adjacent to riders, joggers and walkers using the new walkways and bike paths along the river ’s edge.
