The project is located on Berryman Ave. between Culver Blvd. and Washington Blvd. near Culver City and Mar Vista.

The building schematic architecture is 4 wood stories of apartment units, arranged in a "skip-stop" scheme with a long interior courtyard, over 1 concrete subterranean parking level. The first level of residential units is accessed from the interior courtyard. This is the first "stop," or where you can first access the units. The entirity of the second story of the building (apart from the community room) is only accessible from the residential units on the first story; the second story is the first "skip." The third story, the second "stop," is accessed from an inner ring balcony in the coutyard. The fourth story, containing the second level of bedrooms for the third story, is the 2nd and last "skip." The 5- and 6-bedroom, double-story co-living units lend themselves to this skip-stop architecture, which frees up space for more residential and usable area with less circulation loss throughout the building because the residents can egress through in-unit stairs. Each 5-bedroom unit and 6-bedroom unit has 5 and 6 bathrooms, respectively. At the front of the building on Berryman, there is a 2-story, 2,500 SF community room and exterior deck. There is a 1,300 SF roof-deck at the top of the building also facing Berryman. Two stair cores and one elevator serve the building.

The exterior of the building is a combination of smooth, cement plaster and matte black corrugated aluminum siding in alternating, vertical, 2-story bands that are offset between the second and third levels. Guardrails are white steel with vertical posts.
