New 5-story apartment building with 31 studio and 1-bedroom units. The building has ground-floor commercial space. There is a community room at the first floor and common open space at the 5th floor with views of downtown LA. The project is a 100% affordable project privately funded and had to comply with Section 8 housing requirements.
The property is located in the Southeast CPIO area between San Pedro St. and Avalon Blvd. The project used TOC base incentives including parking reduction, FAR increase, and density increase. It has 4 levels of residential units and no residential parking. The project also had to comply with CPIO guidelines, including the transitional height regulations at rear of the property.
The front façade of the building is mostly glass storefront and black CMU at the first floor (Type I classification) and two different varieties of gray corrugated metal and white stucco at the wood levels, which are of Type V classification.
