The concept for this 125 unit mixed use project was based on the dual pedestrian and vehicular rhythms of Ventura Boulevard. An existing advertising billboard on the site was turned from obstacle to inspiration as several apartment bays modulate between lively colors down the boulevard. To reinforce the street edge, the commercial frontage alternates in carefully scaled storefronts with planters and benches to support a Walkable Street environment. This project also posed significant engineering challenges with up to 55' of shoring including double and triple rows of rakers. The higher than usual parking rates required by its entitlements, in combination with a rigid height limit set by the specific plan, made building into the hillside a significant challenge in terms of engineering and coordination.
This project was honored by the City of Los Angeles as part of its Livable Streets Program, and awarded Best Multifamily residential project by Los Angeles Business Forum.
